Thread: So I woke up on Saturday and bought a house.

Nothing major and nothing I thought we would negotiate over but we heard from our realtor today and she said we should try to have the owner fix a couple of the things. So we'll see. I might post the inspection report soon so people can see what one is like and what you're getting for your money when you pay for one.

I took a few pics during the inspection but not nearly as many as I'd hoped and really only took pics of the outside of the house and pics of the back yard. =/

Here are the pics I took during the inspection.

Front of house. You can see it is up off the street (see Katie's head and steps to walkway).


There was a stiff bat chillin' on the gas fire logs. Poor guy.


Up on the roof checking it out with the inspector. Took some pics of the back yard.




Garage doesn't even have doors and barely has electricity, but I'll fix that ASAP.




And here is the front yard. There are steps up to the walkway from the street.
Driveway is just off screen left. It's a shallow enough grade that seriously lowered cars shouldn't have any trouble.


Suited up to inspect the crawl space.




Jim Maass did our inspection and he's a friendly guy.

Wow thats alot better than what I thought. Sucks to pay PMI if you dont mind what does the PMI cost you a month. And I like the house has alot of character!

I like it. So, while your woman busies herself with decorating the interior you go to work on that garage - you know the place she doesn't belong!
That yard looks to have a lot of room for a big cookout and the driveway should fit a few cars... Geekout at Bens place!!

I don't mind. I'll talk money all day long. I don't have the typical American aversion to talking about money.

PMI is $84.98 a month I believe. Take a look at the link in the 4th post if you want to see more on the loan.

Thats not too bad. That PMI sucks thought. I wish you could have found this a few months back... Could have got the stimulus money and the first time homebuyers loan.

Trust me having a house is great. Especially if you are organized enough to keep your garage to where you can work on your car.

Glad to see you got a nice place.

We're not too concerned about the PMI. We will be able to stop paying it once we're 20% invested in the house. And with the way we've been saving that should only take two years at the most to accomplish.

The garage will stay clean for sure.

Stimulus money would have been nice but we weren't ready to buy then. Also it would seem to me if the housing market made any sense, once the $8k incentive went away prices for homes should have dropped about that much.
That didn't seem to happen though. Doesn't make a lot of sense. =/

In house news, I have to bring my 2009 tax return by the loan office to show proof of my side business income. We let our landlord know we were on our last month in the apartment most likely. And we're doing the termite and HVAC supplemental inspections tomorrow. After that we will let the seller know if we want him to fix anything. Our realtor thinks we should push for a few things already. We'll see what happens.

Yeah. It does suck about the timing though. 80 bucks a month is fast internet lol
Definately!!!!!!!!! Push for them to fix anything wrong... You can never ask for too much when buying a house.

We need to find out if the seller can walk away from the deal now that we have the contract signed, or if we're the only one's who can walk away (if we don't like the inspection report, or the assessment doesn't come out high enough, or we end up unable to get financing). We'll ask our realtor and if the seller can't walk away we'll ask for quite a bit to be fixed. The only thing he can do is say "no" at that point. We'll see.

Is it seriously one bathroom? Not even 1 and a half or something?

Congrats though. I close on my House on the 11th of this month. Im excited. I just bought a 2 car garage 3 bedroom 2 and a half bathroom house. The price you paid is super expensive. But I guess its all the land it comes with.
